1. Not a survey
BIGCS IS NOT A SURVEY. Nothing BIGCS produces (linework, labels, coordinates, attributes, monuments, road centerlines or drawings) is a survey, plat or map certified by a Professional Land Surveyor. It does not replace a boundary survey by a surveyor licensed where the property sits.
GIS parcel data is compiled from deeds, plats, tax maps and other records. It is approximate, not survey-grade, and does not meet the minimum accuracy standards for a GIS survey in North Carolina (21 NCAC 56.1608), the standards of practice in 21 NCAC 56 Section .1600, or those of South Carolina, Georgia or anywhere else.
Do not use BIGCS output as a geodetic, legal or engineering base, or to:
- determine or establish property lines, corners or encroachments;
- convey, subdivide or describe property in a deed or other instrument;
- prepare legal descriptions or recordable plats; or
- lay out, design or stake construction.
Consistent with N.C.G.S. 153A-463, county GIS data comes without warranty. Always check recorded deeds and plats at the Register of Deeds or the equivalent office.
A licensed surveyor who uses BIGCS data stays fully responsible for researching, field-verifying and certifying their work. Drawings made with BIGCS must not be sealed or shown as surveyed unless the surveyor has independently verified them.
2. Data sources; as-is
BIGCS retrieves data from third-party public sources, including county and municipal GIS services, state agencies (such as NC OneMap), the National Geodetic Survey and FEMA. BIGCS does not create, own, maintain or certify this data.
- Data is served as-is, exactly as published by the source. BIGCS reprojects coordinates into the coordinate system you select. It does not apply datum shifts, adjust geometry or edit attributes.
- Accuracy, completeness, currency, alignment between sources and availability are not guaranteed.
- Sources can change, move or go offline without notice.
- Each source's own terms of use still apply to its data.
3. Survey control monuments
Monument data is shown exactly as published. Plotted positions can differ from official datasheet values. Verify each mark against its current official datasheet and recover it in the field before you use it.
4. Flood zones
FEMA flood zone data and links are provided for reference only and are not a flood determination or elevation certificate.
5. No warranty
TO THE FULLEST EXTENT ALLOWED BY LAW, BIGCS AND ALL DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITH NO WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, TITLE AND NON-INFRINGEMENT.
